Setia Alam – A Wonderful Township

Setia Alam, is a 2,500 acre township built with more than 5,000 units of houses and 500 units shop lots located strategically in the Klang Valley. Within the township, you can also finds Tesco hypermarket, Petrol Station, fast food chains (Mc Donald, KFC, Pizza Hut and etc) and the long waited shopping complex, Setia City Mall, which you can reach all these destinations with less than 10 minutes drive from the NKVE interchange or Meru Town.

Security Features

Staying in Setia Alam will gives you peace of mind because you will be guarded with a team of well trained security team as well as a sophisticated security system built in to every house. The security system is also connected to a local CMA and internet broadband access so that the security team is aware on what is happening to your property when the alarm is triggered. Other than that, every neighborhood is sharing a single entry point which provides a better control on the vehicle entering to your living zone, every vehicle without the official issued car sticker is not allowed to enter to the household area unless their identity is made known to the security team. If you have visited Setia Alam before, you will also realize that all the neighborhoods are guarded with natural barriers such as plants and water features to further provide security control.


All the houses built in the township are only north-south oriented and none of the house is exposed to the evening sun. The internal roads are all designed to be at least 50 feet wide which provides easy access for vehicle. Also as quoted in the SP Setia website, dangerous concrete monsoon drains are replaced by engineered waterways, wide gentle sloping and meandering earth drains, and retention ponds to be in line to the Manual Saliran Mesra Alam Malaysia. Within the township, you will not seeing any exposed utility service where all the electricity, telephone cablings and drainage systems are all concealed underground. Best of all, the township is built with the objective to be an industrial zone free development.

Quality of the Property

You do not need to worry about the quality of the property where all the houses are secured with an additional 18 months (purchase after 2nd April 2006) of warranty on top of the standard 18 months Defect Liability Period as stated in the Sale and Purchase Agreement. The customer service is very helpful and the service level is of top standard. I knew it because I tried it.
